Attic condensation
Not all the water attacking a Sound-area roof comes from the sky. Through a mild, damp winter, everything a household does — cooking, showers, laundry, breathing — puts moisture into the air, and that moisture rises. When it reaches a cold, under-vented attic, it condenses on the underside of the roof deck, and the roof starts aging from a side no one ever looks at.
How it reads, and how it gets misdiagnosed
The signature indoors is a ceiling stain in late winter with no obvious leak above it — and it is routinely misread as a covering failure. From the attic side the story is unambiguous: darkened or damp decking across a broad area rather than at one point, frost on nail tips during cold snaps, rusted fastener heads, and insulation matted where drips have landed. A leak stains a path; condensation stains a region. Telling the two apart changes everything about the fix, which is why an evaluation that skips the attic is half an evaluation.
Ventilation is the cure, and replacement day is the moment
The lasting fix is airflow and air-sealing: intake at the eaves, exhaust at the ridge, bathroom and kitchen fans actually ducted outside rather than into the attic — a surprisingly common find in the region’s mid-century stock — and ceiling penetrations sealed so indoor air stays indoors. None of it is glamorous, all of it is cheaper than decking. The moment to get it right is replacement day: with the covering off, correcting intake and exhaust costs a fraction of retrofitting later, and it is the difference between the new roof reaching its expected life or quietly rotting from below like its predecessor.
